Why do I need a home inspection?

Although your seller has likely taken great care to deliver the house to the new owner in good condition, average homeowners are unaware of potential age-related wear and tear. Deficiencies, as we call them, are areas of the home in need of repair or replacement. It is helpful to be completely aware of all deficiencies so you can plan for these repairs from the start. ALL homes have deficiencies- whether they are new or 100 years old.

How long will the home inspection take?

It depends on the square footage and condition of the home, but on average 3 hours. Mold testing adds an additional 30 minutes to collect adequate samples. Exact timing of your property inspection will be reviewed on the confirmation call.

How long will it take to get the inspection report?

We strive to deliver a .pdf report to your email by 24 hours after the inspection.

What is included in the report?

You will receive a detailed report including full color photos of all areas of the home (exterior, interior and home systems), all deficiencies, and a full description of each deficiency.

What is a Walk & Talk?

An abbreviated inspection in which there is no formal report, so we recommend taking notes. We cover as much or as little as you request, whether it is the whole home or specific sections. This is a common service for buyers who are considering submitting a contract but want a quicker walkthrough before making an offer.

Why do I need mold testing?

The humidity in the Lowcountry is extremely high, creating the perfect conditions for mold and mildew growth. While some mold is not harmful, there are many types that can cause illness or irritation, especially to immunocompromised people. Our mold reports detail the varieties that are present in the home and their degree of harmfulness.

Should my realtor and I attend the inspection?

Yes, it is recommended for either yourself and/or the realtor to attend. However if you are unable, we are proud to deliver a comprehensive report. We are also available by phone, email or text to review questions or concerns following the inspection.
